The sales information within SalesView is supplied by the Local Authorities. Under the Local Authorities Act 2004, Local Authorities have to be informed of ALL property transactions within their area of responsibility by the property purchasers' lawyer.
It is a legal requirement for the purchasers' lawyer to lodge the transaction within three months of the sale. Usually the sale is lodged with the Local Authority immediately, however in some cases it may not happen for several weeks.
Only very rarely would the lawyer wait three months to lodge the sale.
Headway Systems Ltd supplies the data for SalesView, and has data supply contracts with either the Local Authorities themselves or the organisation hired by the Local Authority to manage the data. Different Local Authorities process this information at different speeds. Some are very fast, some are not. Every two weeks all the recently processed property sale information is electronically sent to Headway Systems, and then processed to create a SalesView update disk which is then sent out to you.
SalesView disks are sent out monthly. So the speed with which you receive new sales information is a factor of:
The information you see on SalesView comes from two different data sources. The cadastral or property parcel information is supplied and updated by LINZ (Land Information New Zealand) and the sales and property details are supplied by the Local Authorities. Much effort has gone into matching these two databases together and nationally approximately 96% of the two streams of data can be linked.
This means that in 4% of cases we will receive property sale information but cannot match it to a property on QuickMap. This is why there are a handful of historic sales that do not appear on SalesView.
The % match rate varies around the country but the average for all New Zealand is 96%. We are constantly endeavouring to improve this match rate.
This is a thin client error when you have selected the ValBiz shortcut to initiate the ValBiz application, and the thin client cannot get to the multi-user database.

Have you loaded/upgraded firewall software or changed your firewall settings?
Have you changed the shortcut in any way or deleted any files in that area. Ring 0800 644 544 to check this.
For remote thin client; Check you can connect to any websites. If you can't then it's your internet connection. Try rebooting, check your router and if no luck call your ISP.
Have you loaded other software that could have robbed the machine of its Jade port or has the ValBiz Folder (C:\Valbiz) been moved?
This usually means a problem with the size of a picture you are loading or a lack of space. Check free space on your machine.

To search for all Residential Dwelling sales using the key field search Click the down arrow 'To' next to the category field, select Starts. In the category field (to the left of Starts) type RD. Click the Search button.
If you have the roll and assessment number (or legal description) use the key field search to obtain all sales in the roll. (you can search without sale date to get all sales in the system for that roll). Click done to leave the key field search but retain the sales returned.
Click search (bottom right of Sales: File Access screen) to enter the main search screen. Search either using the assessment number or legal description contains the DP number (without DP on the front).
The hierarchy within the property database is TLA (local authority) contains multiple Localities contains multiple Rolls contains multiple Streets contains multiple Properties.
Click on the Properties button (or on the menu bar) to investigate what localities/rolls are in a TLA
Click on the TLA icon and then go to individual tabs for Localities and Rolls.
ValBiz is designed to work with a sub-set of sales for incorporating into a Valuation report. The sub-set of sales may need to be further refined on each search. A mechanism is required to return to searching the whole database, rather than your last subset of sales.
A thin client is a shortcut that allows you to access a multi-user system; it occupies very little space on your hard drive and works by sending screen shots up and down the line to the app server. Heavy data processing occurs between the server and the app server and not 'over the line' to the thin client, thus speeding up communication.
A remote thin client is much the same as a thin client; however it uses the internet to connect from a remote site back to the server/app server. Using a remote thin client and a T3G card will allow you to connect to your office system via a laptop 'in the field'. In time, the same sort of connection should be available via a PDA (Personal Digital Assistant).

We can email an excel spreadsheet containing comparable sales. Pricing is based on 35 cents a sale, plus a flat fee of $25 for an existing client (subscribes to a data specification), or $35 for a non-client.

Headway Systems Ltd only deal with confirmed sales that have been processed by the lawyer and Local Authority.
In contrast, Real Estate Sales can collapse at a later date, and don't necessarily include '0% commission' sales or private/Trust sales.
No confirmed sales (providing you have loaded all your fortnightly sales files), however there may be properties that are not available.
The ValBiz installation process includes loading a sales history and the National Property database files as at 1999. Once these are loaded into your system the only data you won't have is properties that came into being since 1999 that haven't sold. If you have Quickmap/SalesView these properties will be available for searching within Quickmap.
JADE is an object-oriented (OO) programming language with its own built in database. ValBiz is written in JADE.
OO systems are seen as the next evolution of programming/databases, superseding Relational Databases.
OO is a way of looking at a computer application in a much more 'real world' view, which does not use tables and 'joins' like relational systems.

It depends how valuable your system is to you. If you have only sales and properties in your database and are prepared to lose any photographs added or changes made (to properties and sales), then we can always talk you through a fresh install (and data load) after the point of e.g. hardware failure.
Otherwise, to avoid issues with automatic backup jobs getting tangled with stopping and starting services; we recommend leaving ValBiz out of your automatic network-wide backup job, instead using the JADE on-line backup facility within ValBiz to perform an on-line backup to a separate area on the network that will be picked up by the automatic backup job. Yes, at present ValBiz can import data in REINZ format. An attempt is made to attach each REINZ sale to a ValBiz property, however the REINZ sales are held in a separate area and can be searched on separately. If you have sales data in another format, as long as you know the format, they can also be imported.
Update files are sent out (mostly via email) to all clients twice a month.
That isn't out of the question, however we have encouraged our clients to own their personal 'property-centric' database, that can be used to store any data item, and that retains a history of activity for individual properties but also the potential to hold a history of all activity for the client's company, that can be drawn upon and used repeatedly.
This is with a view to increasing the speed of producing standard reports, and managing all aspects of the business.
Also, your 'intellectual property' (valuation reports, photographs, all related documents etc) can be stored within the database and will have value if you ever decide to sell your practice.
Conditions of our supplier's contracts mean that we can only sell sales data to Property Professionals. This covers, for example, Valuers, Real Estate Firms, Property Managers, and Property Developers (make 50% of their income from property).
However, our ValBiz software (without sales) has no restrictions.
The rating roll is probably the first level of determining similar sales. To find the roll, search on your target street without any other criteria using the keyfield search. This should return a number of sales back to 1999, and will give an indication on whether your street crosses roll boundaries (obviously you need to be displaying the roll number column in your search results screen).
To expand the search to the locality the roll is in; fire up another session of ValBiz and go to the Properties area (green button or Properties on the menu bar) and then Rolls and type the roll. The roll should be displayed in the list of all rolls along with its locality and local authority.

Yes, with any Version 5 ValBiz system there is a feature to store listing information against the property record, and then using the standard ValBiz search feature to search for specific sets of listings and report out the result. Some users also take photos of flyers, newspaper ads and general information they see when in the field, and save these to the property record using the Document and Photo manager.
Headway now has a standard service to do this. We provide you with an Excel spreadsheet format that you need to place your historic analyses into. Then for a flat fee of $1000 (or less) we manage your migration. We need remote access to your system to do this. (Please note: unless your analysis records contain the property's Roll and Assessment number we cannot guarantee a 100% migration rate).
Yes you can by using our 'User Group' functions. Users can be assigned to User Groups, i.e. Valuers, Admin, Managers, and for any specific area a User Group can be granted 'Add', 'Display', 'Change' or 'Delete' status. Additionally for any User Group complete menu access to specific areas can be denied, e.g. Payroll, Creditors, Staff records.
The "zone" relates to the proposed or operative zoning or designation on the local authority district plan (operative or proposed) at the date of the last revaluation thereof.

The alpha/numeric coding is adapted from a national 'standard' and one will observe that a degree of commonality exists between the zone coding for various territorial local authorities,
However, every scheme is different and land that is classified "Residential A" in one district plan can have an entirely different scope of uses/ordinances to similarly notated land in an adjoining local authority:

The 'condition' of any property is a highly subjective judgment on the part of the valuer.

Yes you can, however past experience has shown us that a phased implementation plan works best, (have a look at the four phases of ValBiz Enterprise (VBE) in the VBE training manual). We normally recommend to clients to start off using job tracking and invoice and statement generations, then progress onto Creditor and Payroll management etc. when they are ready.

We provide, (at the last count) 12 invoice template and 9 statement template options, (see examples on our website). These are free to use for anyone but because they are used by more than one client they cannot be amended.

Any ValBiz report can be exported into Excel and then emailed to your accountant. Recently we have set up thin client access for some customers so that their accountant can access ValBiz directly from their own office, (for multi user clients this incurs no additional charge).
ValBiz Enterprise works on the same principles as the more commonly used accounting packages. If you are familiar with any of these, your transition to VBE should be reasonably straight forward.
The financial code in VBE is the same used to run Engineering and Bakery firms throughout Australasia. VBE has the added significant advantage that it is integrated to your property database.

Yes. You can also use your own set plus have an additional external code, (maybe for your accountant) linked to each General Ledger (GL) code. The quickest and easiest option is to use the ValBiz default set of GL codes. We also provide a chargeable service where you give us the codes and we set them up for you on your system remotely. This will generally take us an hour or two.
