ValBiz Analyst extends the basic sales and property database with powerful sales analysis tools and rental database functions. Analyst is aimed at the Registered Valuer, particularly those wanting to manage commercial lease information easily, make it readily available to all colleagues within the firm and retrieve it quickly, for use in reports.

This product makes a huge difference to productivity. ValBiz Analyst means the organisation can move forward from using inefficient methods, e.g. each team member maintaining paper copies of their own analyses, which are not shared between colleagues, get misplaced or lost, and lose time sorting through the copies when the information is needed.

Auckland District Law Societies Lease Format

The Auckland District Law Societies (ADLS) lease format was introduced at the request of our user community. In ValBiz Version 6 this will be renamed to 'Commercial Lease'. As well as providing additional fields for lease and contract information OPEX can be broken into Tenant and Landlord and calculations can be based on Market rentals, Total Occupier cost, Contract Rental, Net Rental to the lessor or Own Market Rental

The ADLS has the configurable option of entering your own premise types and suburbs, which means some users place ALL their analyses in this format. In Version 6 we will be supplying a utility that will migrate all your historic formats into one 'Commercial Lease' format, so that you can benefit from the user requested development in this area.

All Fields can be searched on, retrieved and reported out either in standard reports, configurable reports or directly into configurable Excel or Word formats.

Valbiz Analyst screens enable users to apportion rents or sales values to different improvement types to establish price per square metre. Income, yields, net rates and land and building rates can all be calculated

Property Comparable Functions

Behind each property record there is a Comparable button which can act as a property workbench for assembling together all the property's comparable sales records as well as comparable Analyses of rentals and sales.

This enables high fee earners to assemble together all market evidence in the office or remotely where it can be made available to admin staff. It also leaves a record of the market evidence used to produce a report related to that property.

Additionally when an Analysis or sale record is linked to a property record via this Comparable function, it also back links the comparable record to the target property. So when you come to do a job on this comparable property, you can see where its sale or analyses records were used as market evidence for other historic jobs.
