Comparable Sales
ValBiz provides market sales evidence; searching and flexible reporting based on both local authority confirmed sales data, Real Estate data (when sourced and imported by the user), as well as data entered manually by the user. Key Field Searches enable you to narrow down and single out market evidence quickly. Other search functions can be used to specify and save more advanced or unusual search criteria and their results.
Reporting and Report Writing
Market evidence can be introduced into user configurable reports, industry specified reports (which can include digital photos and user comments) and Excel spreadsheets. Summaries of market evidence can be automatically extracted from the database and inserted directly into Word documents.
Statistical Graphs
ValBiz Professional provides built in statistical tools that enable users to overlay target property details onto graphs that display market trends. Graphs include Monthly Sales Numbers, Total Sales Price Ranges, Total Sale Prices and % Change in the Total Sale Price of Multiple Sales.
Property Database
A property database is provided with ValBiz, which covers approximately 98% of all properties in your data subscription area. Newly subdivided properties that have not been sold will not be included, however new property add functionality and links to the Local Authorities website make adding a new property record and populating it, straightforward.
The property record provides a history of sales for a property. It also provides a capability to simply and quickly add your own sales data when a very recent event needs to be included in reports. If imported, and a match is established with a ValBiz property record, a history of Real Estate sales information is also available from the property record. A Property Summary report provides an overview of the property complete with sales history and comments.
The Property record has a Comparable button, which can act as a workbench for assembling together comparable sales, (and Analyses for ValBiz Analyst users). This ring fences the data to be used as market evidence and saves it against the property record so that admin staff are aware of what to use (and automatically extract into their reports) and other Valuers can see what was historically deemed as comparable.
Links are provided to the local authority website and the QuickMap® mapping system (the link to QuickMap® is free but the QuickMap® software must still be purchased from Custom Software Ltd).
Capture Digital Pictures
As well as storing digital photographs against a property record, users can save separate pictures against each individual sales record. Pictures appear automatically in some reports, can be introduced as a column on search screens and can be right mouse clicked to copy to clipboard for subsequent pasting into reports.

Configurable Property Forms
Property records now have a completely configurable section, called the Property Data Sheet or PDS. This enables users to determine what data items they wish to capture and how they wish to record them. Users can simply add a new field, such as Kitchen Bench-top, and have a dropdown box with Granite, Formica, Laminate, Marble, Wood, Tiles and Concrete etc as options. Or maybe you would like a field to capture floor coverings, or possibly a tick box to record that wood stoves are council compliant, or even a text field to record information about other improvements or buildings. The PDS can be configured to capture whatever information you like. These data items can then be searched on and reported out.
Combining the PDS with remote thin client technology and our capability to extract information into Word documents enables you to record inspection details on a tablet or laptop on site, save it to your ValBiz database back in the office and then merge those inspection details directly into your Word reports.
Property Notes Library
Double clicking in any notes field in ValBiz gives you access to the Property Notes Library. This is a library of commonly used text entered by you which can be introduced into property or sales records so that text can be included in reports or extracted into Word documents. Examples of Notes you may want to introduce into the Notes Library include descriptions of specific housing areas, or of specific types of houses, or of the current market climate or maybe even disclaimers relating to certain types of job. The property notes Library introduces consistency across your brand as the text can be centrally maintained and used by all employees. Notes can be automatically inserted into notes fields within ValBiz ready for extraction into reports or Word documents or right mouse clicking pastes the notes onto your clipboard.
Link ValBiz to QuickMap®
ValBiz can communicate with Custom Software's GIS mapping software called QuickMap®. Once the link is established the user can press a button to see selected comparable sales colour coded by price and displayed on QuickMap®. Property records also have a link to their equivalent Land Information New Zealand (LINZ) supplied QuickMap® land parcel, where parcel dimension, Title and Owners names can be displayed. The link between the two systems is dynamic which means QuickMap® can be opening up while embedded within ValBiz and the user can fly down to their target property, click on it and retrieve the property record and sales history of that property. At present we believe that approximately 80% of LINZ property parcels match to ValBiz property records. We have programs in place to improve this matching and expect significant increases in mapping percentages in the near future.
